WTP Advisory has worked with the private and public sector to develop experience to define the project scope and deliver a wide range of Capex projects within available budgets.  Working closely with Property and Asset Managers, WTP Advisory provides structure and appropriate budgets to often undefined and complex renewal projects.  Our experience within the Facilities Management and Asset Management sectors ensures that WTP Advisory has an in depth understanding of assets Whole of Life costs, which often leads to well considered design solutions and the development of the Long Term Maintenance Plan and cash flow as part of the hand over documents.

Whether the result of a regular Building Warrant of Fitness or triggered compliance due to a refurbishment project, WTP Advisory are experienced at working with a wide range of consultants, councils and contractors to provide a cost-effective solution that results in a fully compliant outcome.  Through experience, we understand that compliance upgrades are an unwelcome surprise resulting in unplanned expenditure and tenant disruption. Our solution includes meeting with local authorities and the design team to see what is required to achieve compliance so it can be incorporated within the project budget with minimal disruption.

The complexities of heritage refurbishments often catch building owners out in many ways – with cost and scope creep due to unforeseen existing conditions being two of the more obvious and common issues that arise.  WTP Advisory has significant experience on how to identify some of the other less obvious issues such as

  • how to address structural issues;
  • provide triggered building compliance solutions that are aesthetically acceptable;
  • working the Resource Consent process to undertake Heritage Impact Assessments; and/or
  • developing the Conservation plan communicating with all key stakeholders.

Heritage projects often incur significant variations therefore the development of a robust project budget and the procurement of an experienced Main Contractor is an important step to ensure a partnership is maintained through the project.

WTP Advisory has significant experience working with local councils and Property Managers to assess existing assets and develop a scope of work that maximises available budget.  For assets that have been neglected or had minimal maintenance, WTP Advisory can coordinate condition assessments to identify and record the building condition to develop Long Term Maintenance Plans with cost estimates and develop achievable programmes of work.

WTP Advisory are experienced at working with large private, Government and Local Councils to provide cost and delivery efficiency to multiple programmes of works.  Providing national resource, WTP Advisory can coordinate and manage hundreds of assets to shape and deliver roll out programmes for a range of Capex works including seismic strengthening, compliance up grades, fitouts and many more projects.  Our experience and relationships at a national level provides consistency of quality and delivery.  Working alongside our highly experienced WTP Quantity Surveyors, WTP Advisory provides cost management across the whole Programme Budget whilst managing costs for individual sites and an ability for clients to access live updates from our cloud based dashboard reporting.

Our experienced team has a proven track record of providing end to end Project Management services for a wide range and size of Capex projects.  Based on past success, our Project Management team understand the critical importance of the pre-construction and planning phase and ensure each project commences with a clearly defined scope, robust budget and Project Execution Plan to ensure a ‘no-surprises’ approach is maintained during the delivery phase.

WTP Advisory are experienced in developing the commercial aspects of bespoke contracts for Consultants, Main Contractor and Facilities Management engagement.  Before commencing contract development, each project, no matter how small, starts with a Procurement Plan to ensure scope, size, resource availability, location and many other influencing factors are considered.  Through working closely alongside WTP Quantity Surveyors, WTP Advisory can identify short falls and potential risks of contracts to avoid costly variations.

WTP Advisory understands that the majority of Capex projects are often in a tenanted or live public environment and there is a high risk of business interruption.  Working alongside building owners, tenants, designers and the contractor WTP Advisory has successfully and safely delivered a wide range of retail, office, commercial, public and industrial projects with minimal disruption by careful planning and programming to stage tenant relocations, work out of hours or changing the construction methodology to eliminate disruption.
