The Langlands Hotel is a seven storey, 78 room, 4.5 star development in the heart of Invercargill’s CBD, representing a major investment in the city’s accommodation and hospitality offering. The hotel combines modern design and regional character, featuring restaurants and bars, conference facilities, a gym, on-site parking, and a rooftop event space with panoramic views across Southland.

As one of Invercargill’s newest hotels, The Langlands plays a key role in supporting the city’s regeneration and visitor economy. Its design balances contemporary architecture with durable materials suited to local conditions, while delivering a premium guest experience across a range of hospitality settings.

WT provided full cost management services throughout design development and delivery, ensuring the project achieved its quality and commercial objectives within the approved budget.

Services provided

WT provided comprehensive Quantity Surveying and cost management services, including:

  • Early-stage cost planning and benchmarking to establish and maintain project budget
  • Ongoing cost monitoring throughout concept, developed, and detailed design
  • Risk identification and cost reporting at key design milestones
  • Value management initiatives to mitigate budget pressures
  • Preparation of tender documentation and contractor evaluation
  • Post-contract financial management, including progress claims, variation assessments, and reporting
  • Final account review and settlement

Challenges

As a high-profile regional development, The Langlands faced pressure to deliver a premium hotel within a constrained budget. The project combined multiple building typologies – accommodation, hospitality, and event spaces – each with distinct functional and technical requirements. Guest rooms demanded durable, high-quality finishes; restaurant and bar areas required specialised services and fit-outs; and the rooftop venue introduced structural and acoustic considerations not typical of standard hotel builds.

Balancing these diverse needs while maintaining cost and design integrity required close coordination between consultants, designers, and WT’s cost management team. Regular design workshops, detailed cost modelling, and active value management ensured that quality expectations were met while avoiding unnecessary cost escalation.

Successes and value added

WT’s structured cost management framework enabled the project to maintain budget alignment from concept through completion. By engaging closely with the design team, we provided real-time feedback on design decisions and material selections, ensuring value for money while retaining the architectural intent.

Our proactive reporting and early identification of potential cost risks allowed the client to make informed, timely decisions and avoid budget overruns. Value engineering exercises undertaken during design development helped streamline systems, simplify detailing, and optimise buildability, all without compromising the guest experience.

The Langlands Hotel was delivered within the approved budget and now stands as a key addition to Invercargill’s urban renewal, reflecting both quality delivery and disciplined cost control.
