25 – 27 Landing Drive is a new duplex warehouse development within Auckland Airport’s The Landing business park. Together, they deliver around 17,000 m² of high-quality warehouse and office space, built to a target 5-Star Green Star rating.

The project involved construction of a duplex warehouse building of 12,000m² and 5,000 m², each with two-storey offices, staff amenities, and large external yards to allow efficient truck movements. The works also included carparks, fencing, retaining walls, landscaping, and internal fit-out of the offices.

WTPM provided project management and Engineer to Contract (EtC) services for the client, from consultant procurement, design management, contractor procurement through to construction, handover and final completion of the buildings. The civil works were delivered as a separate early-works package to manage time pressures and maintain programme certainty. These works included bulk earthworks, drainage, retaining walls, and slab foundations. Despite tight timeframes and difficult market conditions, both buildings were completed within budget and programme.

Challenges

The programme was the main challenge. The client needed both sites delivered quickly, which required design and construction to overlap. To keep the project moving, the contractor was procured under an Early Contractor Involvement (ECI) model to provide design input and early programming support. This approach helped facilitate delivery during a difficult period for construction supply chains, which were experiencing long lead times for steel, precast panels, and façade materials.

Despite these challenges, WTPM collaborated with the design team and contractor to package and initiate early procurement of materials and begin civil works, including bulk excavation, site drainage, and retaining structures, even as the final structural and architectural designs were still being developed.

Successes and value added

The project was completed on time and within budget. Early planning, good communication, and close coordination between all parties made it possible to keep momentum through design changes and supply challenges.

Both warehouses are now fully operational and meet the client’s goals for high-performing, sustainable industrial buildings. The Green Star design targets were met, and the spaces are efficient, functional, and adaptable for future tenants.

WTPM’s involvement provided clear oversight across programme, cost, and quality, ensuring the project was delivered safely and efficiently without compromising standards or timeframes.
