The project was to build the Oriental Car Park (renamed to Britomart Car Park) with enough capacity to cater for the new buildings being constructed and the expected number of visitors to the Britomart precinct (1,200 spaces).

The Oriental site had a covenant placed over it in which the height of any building is restricted so not to impede the view of the apartments to the south of the site.  A number of options were looked at to achieve the requisite number of parks given the tight site constraints.  These options included basement car parking, automatic stacking and post tensioned flooring and these were reviewed along with a number of mixed use type options.

The facade was designed with a mix of Terracotta tiles, Granosite painted precast panels, mesh and glazing.

The use of a post tensioned floor option was found to be the favoured structural solution as this allowed for the floor to floor heights to be reduced by 300mm on each level.  This effectively allowed one extra level of car parking to be achieved under the height restrictions imposed by the covenant whilst minimising costly basement car parking.

Car parking facilities in the building include short stay public, long stay private and valet parking.

The project included significant landscaping works so as to identify the building with the Britomart precinct.
