The Archives Building is a nine-storey multi-purpose commercial building located in Wellington, Aotearoa New Zealand. The building is a bespoke archival facility developed to house New Zealand's most precious Taonga. The operational sustainability and resiliency of the building is critical to ensure the safe storage of irreplaceable objects.
The aim of the building is to provide a resilient, environmentally friendly, fit-for-purpose environment for Archives New Zealand and the National Library to store and manage New Zealand's history.
The building is located opposite the National Library on Aitken Street.
"The integration of Digital Twin Technology, alongside the Internet of Things (IoT) and BMS, unlocks a great level of data that enables a far more cost-efficient approach to maintaining buildings. Digital Twins are a must-have and we're pleased to be one of the first to implement it in New Zealand."
Alex Hampshire, Director – Advisory, WT New Zealand
WT are a key advisor to the design team including the developer, client and designers, the project team brought its wide range of skills in building operations, facilities management, sustainability, and design to ensure the building is constructed with a holistic view for long-term, resilient operations over the building’s long life cycle.
The majority of a building's life cycle is in its operation, however, this is rarely given the consideration it deserves during the design and construction phases, with short-term costs often prioritised. The focus needs to shift from this front-end approach to a Whole-of-Life approach. The simplest way to communicate the importance of the Whole-of Life approach is to undertake a Whole-of-Life cost analysis.
WT’s innovative approach brings together a wide range of specialist services, a first in New Zealand, and includes:
▪ Detailed assessment of the design’s maintainability through all stages of design
▪ Ongoing assessment of the whole-of-life cost impacts of design decisions
▪ Pioneering the use of Digital Twin technology to capture construction documentation, facilitate a smooth handover process and used as an operational system to manage the building and its assets whilst offering real-time insights to improve the client’s asset and facilities management maturity. Learn more about what a Digital Twin is from our experts.
▪ A Whole-of-Life Embodied Carbon Assessment, the first of its size and complexity in New Zealand.
▪ Early-stage design of the building’s operating model and subsequent supplier procurement
▪ Onboarding and handover management into operations
▪ Ongoing monitoring of building and supplier performance into operations
▪ Implementation of a Soft Landings Framework. Learn more about Soft Landings and facilities management.
WT’s Advisory team are redefining the role of asset and facilities management advisors and highlight the importance of the engagement of professionals with the skillsets described to ensure the built environment is set up for success for future generations. Producing a wide range of deliverables and setting world-leading examples for one of the most complex and highly specified buildings in New Zealand makes the approach for this project even more impressive.
