HOW TO ENSURE THAT BUILDINGS PERFORM AS INTENDED AND MEET THE NEEDS OF USERS IN A MAINTAINABLE WAY?

The Soft Landings Framework ensures that buildings perform as intended and meet the needs of their users. In the example case study of the Archives Building, the Advisory Team at WT ensured that facilities management principles were integrated from the early design stages through to practical completion and the defects liability period. This approach helps maintain the design intent, prevent operational issues, and reduce degradation of the building and its assets.

Specific measures included early-stage design involvement to integrate facilities management principles (FMiD). WT developed an efficient handover documentation collation processes and operations and maintenance procedures. This encompassed the management and analysis of commissioning data, the establishment of energy targets, and the handover management of the building to facility managers and the operations team. HOW CAN CARBON BE ASSESSED IN BUILDINGS?

We recommend reading the Whole-of-Life Embodied Carbon Assessment undertaken for the Archives Building, which uses international and local methodologies and tools to estimate the Whole-of-Life Embodied Carbon for a purpose-built building to provide the New Zealand construction industry with a local assessment fora large civic building.
